Basics and planning

Basics are your program in terms of site, standard, finance and time schedule. We do a check whether your project will presumably be approved by local authorities. We'll make a preliminary design based on models and sketches of your project and make cost estimations based on that preliminary design (Vorplanung). If you want to, we can do renderings, too. It will be yours to choose from a number of preliminary designs, that we will provide. We do a time schedule and check after changes. As we have specialised in architecture, energetic concepts and firesafing concepts, further engineers will be needed. We'll support you choosing among them. Anyway, they will be commissioned by you.
After this, we'll go into the next step of development. We will make drawings in a bigger scale, that's the final design, so this will be enough to apply for building approval at authorities. Sometimes authorities will want additional stuff. We can support you in preventing them from doing so, if it makes sense. The final design includes a cost-calculation more-in-depth as before, because we now have a broader knowledge of your project. Our fee will result of the cost-calculation we do for the final design. In some cases the building code states, that a formal building application and approval by the authorities be unneccessary. But in this cases, you need an application planning anyway.
When we're finished with application and approval, we'll go into detailling, which will be the base for bidding.

Bidding

We do quantity surveying as it is part of our usual performance. This will help us, when we do the bidding documents. Legal conditions of the bidding documents have to be provided by you, as architects are not allowed to do any legal consulting except for the narrow cases of building codes in simple cases and the fees of architects. Before the bidding process starts, we provide you with a further cost calculation based on unit prices, for legal reasons. After reception of offers we do check the offers and make a price table which includes all firms positional prices for a certain position. We make a proposal of which firms to commision, because of the price and the experience they provide.

Site surveillance

After you have made individual contracts with construction firms, they will start to build. We'll oversee the construction process and time schedule and check the firms bills for you, as they mostly will want some money before having finished all their contract.
When the construction process is finished, we'll compute the final cost for you (Kostenfeststellung).
As our contract will be based on german law, we strongly recommand that you learn at least some german. This is necessary, because an english version of the Honorarordnung der Architekten und Ingenieure (HOAI) isn't yet provided by the Bundesrepublik Deutschland. At least for HOAI 96 they did provide an english translation, but as the law has changed, this won't be a great help. We cannot give any guaranties on cost or time schedules.
